Why do I need a Vapor Barrier on my crawl space floor?

There are a number of potential hazards to the health of your home (or commercial building) and the people in it that need to be kept at bay by an expertly sealed vapor barrier in the crawl space. The first and most obvious is humidity. The ground underneath your house can be VERY damp. This dampness can cause musty odors, mold, rot, and create perfect habitat for various bugs and pests underneath your home or business.

Vapor Barriers can reduce Radon Infiltration

Then there is the possibility of radon in the ground and without a sealed vapor barrier there is nothing to stop radon from entering directly into the air you are breathing inside the building. Radon can be effectively mitigated by adding perforated pipes to collect any radon from under the vapor barrier and then venting it to outdoors. Finally there is the issue of air leakage. You might be very surprised to know just how much air can move through the ground under your building. Of course this depends on the type of soil that you have but, if the ground is porous, this can be a significant source of air leakage, and therefore heat loss, which can waste energy and cost you money.

A Properly Sealed Crawl Space Vapor Barrier is Essential

Proper sealing of a crawl space vapor barrier means taping all of the joints in the plastic and sealing the plastic to the exterior walls and to any penetrations. Sealing the vapor barrier to the wall requires both an adhesive tape or caulk to create a seal AND some form of mechanical fastening to ensure that the plastic stays in place and the seal is not broken.

What kind of plastic sheeting do we use in crawl spaces?

We use an extraordinarily strong, 10mil plastic sheeting from Raven Industries. This is not just any sheet of plastic. This stuff is very difficult to tear or puncture unlike the typical 6mil plastic that many contractors use in crawl spaces. So one of our vapor barriers will last for a very long time and continue to do a great job of protecting your home, family, and or business from the nasty stuff under your building.
